Our Pricing

• Leasing Fee, 50% of the first full month's rent 

• Lease Renewal Fee, 25% new rental rate 

• 8% management fee per month.  [7.5% for Active Military]

• We do NOT have a minimum fee. It is in our best interest (and yours) to yield the best rental rate. 

• We do NOT charge property management fee while the property is vacant. 

• We do NOT charge for advertising (MLS, Craigslist, Military By Owner, Realtor.com, Zillow, etc.).  

• We do NOT charge more for terms greater than one year.  Our leasing rate is simply 50% of the first month's rent regardless of length of the lease.     

 

Property Management Services Include:

• Manage recommendations of any enhancements/repairs to make your home marketable

• Comparative Market Analysis to determine best rental rate for your home

• Marketing, including advertising on major real estate websites as well as corporate and insurance housing options when applicable

• Tenant screening including credit check, application review, terrorist watch list database

• Periodic review of your property inside and out

• Repair and maintenance supervision with the option to use our preferred maintenance vendors at below market rates

• Emergency response, 24/7

• Eviction and collections for delinquent tenants 

• Collection and disbursement of rental funds with detailed monthly & yearly account statements

• Online Owner Portal with all statements, invoices and bill detail for you to access any time at your convenience.
